Much of the East End and San Jacinto sits on ground that was literally jacked up and refilled. After the 1900 Storm, about 2,000 structures were lifted and roughly 500 blocks were filled with sand behind the new Seawall. The result is a lot of older homes on piers and raised foundations, with crawlspaces, additions, and repairs from more than a century of storms. Formosan and subterranean termites build mud tubes up the sides of piers, and drywood termites move into rafters, trim, and window frames without ever touching soil. We inspect all of it.

Hurricane Ike damaged about three out of every four houses on the island in 2008. Water-damaged framing and lingering moisture are exactly what subterranean termites look for, so any home with a flood history or an old roof leak deserves a closer look under the house and in the attic.

If an inspection turns up termite damage to exterior wood on a home in one of Galveston’s local historic districts, the repair (not the termite treatment) may need review by the city’s Landmark Commission before work begins. Yes. Texas A&M AgriLife lists Galveston County among the Texas counties with confirmed Formosan termites, and describes the greater Houston-Galveston area as their main range in the state. Formosan colonies are at least four times the size of native colonies and can nest inside walls, which is why a swarm near your home in May or June is worth a same-week inspection.

Only if the inspection shows drywood termites spread through the structure. Drywood colonies live inside the wood, so soil treatments do not reach them. A careful inspection of the crawlspace, attic, and every wood-to-soil contact point matters more on a 100-year-old East End house than on new construction.
